The Overview

Set among olive groves and oak forests at an elevation of approximately 550 metres, Villa San Martino is a beautifully restored Tuscan farmhouse offering privacy, tranquillity and sweeping views across the surrounding hills and valley. Although the setting feels wonderfully secluded, the historic town of Castiglion Fiorentino is only 8 kilometres away, making it easy to enjoy both peaceful countryside living and the restaurants, shops and attractions of a traditional Tuscan town.

Originally built during the first half of the nineteenth century, the farmhouse reflects the simple and practical style of traditional Tuscan rural architecture, using locally sourced materials that blend naturally into the landscape. The property was carefully renovated in 2001, preserving its original character and rustic charm while adding the modern comforts required for a relaxing stay.

The 180-square-metre villa is arranged over two floors and can accommodate up to 10 guests. On the ground floor, there is a spacious and fully equipped kitchen with an oven, refrigerator, dishwasher and stove. The adjoining living room includes a fireplace, satellite television and a double sofa bed. This floor also has a bathroom with shower and a convenient laundry area.

An internal staircase leads to the sleeping area on the upper floor. Here, guests will find two comfortable double bedrooms, each with its own en-suite bathroom. A third bedroom features a double bed together with a loft area containing two single beds, making it particularly suitable for a family. This bedroom also has a private en-suite shower room.

A charming separate dependence is situated within the grounds and provides additional privacy. It consists of a double bedroom and a private bathroom with shower, making it a comfortable option for couples, grandparents or guests travelling with the main group.

Outside, the villa is surrounded by spacious gardens designed for enjoying the beauty of the Tuscan countryside. The private 10-by-5-metre swimming pool occupies a sunny, panoramic position overlooking the landscape. Guests can spend their days relaxing beside the pool before gathering for an evening meal at the large outdoor table, which seats up to 12 people. A traditional stone barbecue and wood-fired oven complete the outdoor dining area.

With air conditioning, heating, Wi-Fi, private parking, an equipped kitchen, swimming towels and pet-friendly accommodation, Villa San Martino combines the warmth and character of a historic Tuscan farmhouse with the conveniences of a modern holiday home. It is a welcoming countryside retreat for families and groups wishing to experience authentic Tuscany in a peaceful yet accessible location.
