Set among the olive groves on a panoramic hillside outside Castiglion Fiorentino, Villa Buccelletti is a beautifully restored Tuscan farmhouse with sweeping views across the surrounding countryside. The historic centre of Castiglion Fiorentino is approximately 2 kilometres away, while the celebrated hill town of Cortona is within easy driving distance.

This part of Tuscany has inspired some of Italy’s most memorable stories on page and screen. Cortona is famously associated with Frances Mayes’ Under the Tuscan Sun, while nearby Arezzo provided several unforgettable settings for the Academy Award-winning film Life Is Beautiful. Guests staying at Villa Buccelletti are perfectly placed to explore these remarkable towns and experience the landscapes, architecture and atmosphere that made them so captivating.

Dating from the mid-18th century, the stone farmhouse was built on the remains of an old military outpost near Castel d’Ernia, an ancient castle associated with a noble Tuscan family. The property was carefully restored in 1996, preserving the traditional stone facade while creating comfortable and welcoming interiors.

Villa Buccelletti is arranged across two self-contained levels, each with its own living area and fully equipped kitchen. Together, they provide four bedrooms and four bathrooms, making the villa particularly well suited to families, groups of friends or guests travelling across different generations. The villa comfortably accommodates eight guests, with additional sleeping space available for up to ten.

The ground floor features a spacious living and dining area with a fireplace, a well-equipped kitchen and two double bedrooms. One bedroom has an en-suite bathroom with a bathtub, while the second bathroom has a shower. A furnished porch leads out to the garden, where guests can enjoy outdoor meals beside the traditional wood-fired oven and barbecue.

On the upper floor, the living room includes a fireplace and a sofa bed, along with a second equipped kitchen and dining area. This level has one double bedroom with an en-suite bathroom and one twin bedroom with a separate bathroom. A charming covered loggia provides a peaceful setting for breakfast or an evening drink while taking in the scenery and scents of the Tuscan countryside.

Outside, the private 10-by-5-metre swimming pool is surrounded by a Mediterranean garden and furnished areas for relaxing in the sun. Outdoor dining spaces, a stone barbecue, a wood-fired oven and private parking make it easy to spend long, leisurely days at the villa.

Modern amenities include Wi-Fi, air conditioning, heating, televisions, laundry facilities, dishwashers, refrigerators, ovens and hairdryers. Pets are also welcome.

With its historic character, generous accommodation and peaceful position close to Castiglion Fiorentino, Villa Buccelletti is an inviting base for exploring southeastern Tuscany, including Cortona, Arezzo, the Val di Chiana and the neighbouring towns and countryside of Umbria.
